A roof problem deserves a clear answer. Get help with leaks, replacement, storm damage and commercial roofs, starting with a free inspection of the roof itself.
Free roof inspections. Repairs, replacements and commercial roof help.
A stain on the ceiling raises a bigger question: is this a repair, or is the roof ready for replacement? We start with the roof you have. A free inspection includes a roof walk when access is safe, looking at the covering, connections and visible condition rather than judging it from the driveway.
A workable repair takes care of the opening and joins sound roofing around it. When damage extends across a slope, the deck has deteriorated or previous fixes keep growing, replacement becomes a different conversation. We explain the work each option involves so the next step makes sense for your property.
Whether you need a small repair or a new roof, Tell us about the roof. You can start with the room that is leaking or the change you noticed.

The service starts with what is happening at the property. These are different kinds of work, with different limits and decisions.

A damaged pipe boot, a failed flashing joint or a limited patch of missing shingles can be addressed when the surrounding roofing is serviceable. The repair must shed water into intact material, with compatible shingles, fasteners and flashing.
Brittle adjoining shingles, damage spread across a slope and deteriorated decking change the work. Replacement removes the old covering and gives access to the layers that a surface patch cannot reach. The material choice follows that roof-system decision.
Architectural asphalt gives a layered shingle appearance. Metal roofing uses panels or shaped units with a different fastening and movement strategy. Either choice still depends on sound decking, suitable underlayment, properly formed flashing and correctly managed edges.
Ventilation needs a working air path, with intake and exhaust considered together. Water needs a continuous route down the roof, into the gutters where used and away from the building. A new color cannot correct a failed connection beneath it.
Compare shingle options
For planning, a 2,000-square-foot architectural asphalt roof surface falls at $8,000 to $12,000 under the October 2026 Kansas City metro scenario. Actual roof measurements and the work beneath the shingles change the price.
| Part of the project | Why it affects cost |
|---|---|
| Roof size and shape | Measured roof surface, slope, valleys and dormers affect material quantities and the time needed to detail the roof. |
| Layers and decking | The planning example includes one-layer tear-off. Extra layers and damaged wood add removal, disposal or deck work. |
| Flashing and ventilation | Chimneys, walls, penetrations and air paths need their own scope rather than a blanket shingle allowance. |
Wind can crease shingles or break their bond; hail can damage the shingle surface and reinforcement. A yard view does not establish the condition of every roof plane. We check the roof and its details before choosing repair or replacement.
For an insurance claim, roof findings, property history and event information have different roles. The storm and insurance guide explains the deductible, covered scope and payment questions without assuming that a storm report proves damage at your address.
Discuss storm damage
A leak over a tenant space is an operating problem as well as a roof problem. On low-slope roofs, the field membrane, seams, curbs, parapet edges and drains are considered together. A patch on the surface will not dry saturated insulation beneath it.
Repair, coating, recover and full replacement are different scopes. The right route depends on the existing system, moisture condition, attachment, drainage and permitted assembly. Access for customers, deliveries and rooftop equipment belongs in that plan.
